Every project we build starts as a drawing. This gallery shows the plans, floor layouts and permit sets we produce for Lower Cape homeowners — the working documents that carry a project from a first sketch on a kitchen table through the building department and out to the framing crew.
Click any drawing to open it full size. Each set was drawn in-house for a specific Cape Cod lot, with its own setbacks, septic constraints, flood elevations and wind-load requirements worked into the design from the start.
Custom 4-bedroom modern farmhouse architectural plans with an open-concept living area, designed specifically for Cape Cod's coastal environment. The main house carries a traditional Cape roof pitch, with a connecting ell and attached garage that keep the mass of the building down when viewed from the road.

A permit-ready drawing set is more than a floor plan. Before a Lower Cape building department will issue a permit, it needs to see how the house is laid out, how it is framed, and how it meets the energy and wind requirements that apply here. Our drawing sets typically include:
Building on the Lower Cape is not the same as building inland. Wind exposure, salt air, sandy soils, high groundwater, Conservation Commission jurisdiction and town-by-town zoning all shape what can actually be built on a given lot. Drawing the plans and building the project under one roof means those constraints get solved on paper, where changes are cheap, rather than in the field.
We prepare the drawings, assemble the application and carry it through the local building department, Board of Health, and where required the Zoning Board of Appeals or Conservation Commission. Because the same people who drew the plans are the ones building from them, there is no gap between what was designed and what gets constructed.
